Real Estate

Appraisals
Our professional appraisers assess the value of real estate properties, personal property, and other assets. They use their knowledge and experience to determine the value of a property, taking into account various factors such as location, condition, and market conditions. They typically conduct inspections of the property, gather and analyze data, and prepare detailed reports to document their findings. Their services are used by a wide range of clients, including individuals, businesses, government agencies, and financial institutions. Our services have been used for a variety of purposes such as mortgage lending, property tax assessment, estate planning, and dispute resolution. Our appraisers are also fully licensed and certified by the state of California and adhere to strict ethical standards and guidelines.
PNA
A Physical Needs Assessment (PNA) is a document used to assess a real estate property's potential to continue fulfilling its original function, such as offering high-quality affordable housing, in the future. To evaluate the life expectancy or the need for repairs or replacement, the PNA’s conducted by our professionals necessitates a complete and in-depth physical inspection of the interiors and exteriors, structural elements, appliances, and mechanical and electrical systems of the dwelling unit. Interviews with the proper on-site property management and maintenance staff may also be conducted regarding completed or ongoing upgrades, repairs, and physical problems that are either acute or recurring. A PNA informs a property owner or developer on the necessary repairs for a property and whether they are urgent (health/safety), short-term, or long-term.

Home Inspections
Home inspections are a vital part of the real estate process, providing potential buyers with important information about the condition of a property. Our inspections typically include a thorough examination of the home's structure, electrical and plumbing systems, roof, and HVAC systems. They also may include checking for any signs of pests or mold. Our inspectors will then provide a written report of their findings, which can help buyers make an informed decision about whether to proceed with the purchase or negotiate for repairs or other concessions from the seller. Home inspections can also help sellers identify any issues with their property prior to listing it for sale, allowing them to make repairs or address any potential issues before listing the property. Overall, home inspections are an important service that helps ensure a fair and smooth transaction for both buyers and sellers.
